Moffitt Ruskin Imaging and Infusion Center
Outpatient imaging and infusing center that will serve Central and South Florida so patient won't have to travel as far. The project consists of a new building projected to be about 78,000 square feet on a green field site. Imaging services will include x-rays, CT scanners, PET scanners, MRIs, Linear Accelerators. Infusion services will include infusion bays and pharmaceutical facilities for chemo cocktails. Given the lack of an environmental survey, the foundations and their construction are uncertain at this time. The building will be steel framed with a multi-product façade (metal panels and masonry).

SCHEDULE

Is the Project On Schedule:
Yes, Project is ON TIME
Project Milestones:

SD - November 17, 2022
Zoning Approval - December 14, 2022
Switch Gear Release - December 23, 2022
100% DD - February 2023
Site Permit Construction Start - March 1, 2023
100% CD - April 2023
Substantial Completion - July 1, 2024
First Patient - September 1, 2024

Comments on Schedule:

HVAC Equipment has lead time of 12 months.

Chillers, Airhandlers, VFD's must be release by 12/31/2022

Switchgear has lead time of 12 months.

  • OPTION: Sq. D has a local vendor that will start building their own switchgear up to 2,000A in November/December. This will be a cost premium, but will reduce lead times to 6-months after submittals.

ACTION ITEMS:

  • Lock in sizes and final direction on gear by SD (November 2022)
  • Carastro needs medical equipment loads to confirm a final gear size
  • Generator - 12 month lead time. Lock in size and confirm what systems will be on critical power with Facilities. Target releasing generator by end of January 2023. However, not critical path
  • Carastro to confirm electric if re-heat is needed for HVAC scope? This could impact the sizing of electrical equipment.
  • Moffitt to confirm which medical equipment requires a UPS. Equipment vendors to provide
  • FA control panel is 12-month lead time. Edwards or Notifier. Borrell to price and provide schedule info for both
  • Network switches - could be 12+ month lead time. Moffitt to engage IT ASAP
  • Open spec needed from Carastro at SD (November 2022) so that Harper can pursue multiple vendors for chillers, AHU's, etc. A3 will then be developed for signoff by Carastro and Moffitt D&C and FM
  • Harper will start discussions with vendors for initial pricing and schedule info now based on the narrative from Carastro. Option #1 as baseline
  • Carastro asked if final filtration requirements should be viewed as an in-patient facility? Everet confirmed this should be treated as an outpatient facility
  • Carastro to study RA plenum vs. fully ducted system. Pharmacy to be fully ducted. Harper to provide initial budget feedback
  • Moffitt to confirm medical equipment needs:
◊ Which equipment requires CHW connection?
◊ Dedicated chillers for that equipment, or tie-in to the house system?
  • Moffitt to confirm if natural gas will be provided for the site - Carastro can then confirm gas or electric for re-heat
  • FFU's for the Pharmacy - are they required or is there another solution (MWC had issues). If required, confirm controls tie-in or local SP setpoint only
